Rhode Island Rules & Regulations

1. Pass the National Home Inspector Examination (PHII's home inspection training course fully prepares you)
2. Documentation of (50) supervised inspections for Associate Home Inspector License
3. $500,000 Certificate of Liability Insurance

Note that on January 30, 2025, Rhode Island enacted a new law allowing only licensed electricians to inspect and evaluate residential electrical systems. Inspectors who are not licensed to perform electrical services cannot open circuit breaker panels nor physically interact with wiring. The penalty for violating the law is $1,500 for a first offense. Rhode Island home inspectors and others who are not licensed as an electrician can legally use plug-in receptacle testers and testing buttons on GFCI receptacles because these activities do not involve direct testing of the wiring.

Realtors, lenders, home buyers, and home owners want to make sure a home inspector has been properly trained and certified. A common question asked is how to achieve 50 supervised inspections to apply for an Associate Home Inspector License. This is generally accomplished by working for an existing home inspection company who trains employees, or by completing parallel inspections where you observe a licensed home inspector and complete a report for educational purposes. Supervised inspections are also referred to as shadowing or ride-alongs. There are licensed home inspectors who can provide this type of home inspector mentoring, typically for a fee. You are responsible for paying mentoring fees and for maintaining a log of supervised inspections.
