Georgia Rules & Regulations

The law requires that Georgia home inspectors provide written home inspection documents as follows:
  1. Include the scope of the home inspection
  2. Include structural elements and the systems to be inspected
  3. State that the home inspection is a visual inspection
  4. Notify the client in writing of any defects
PHII's online home inspection certification course meets all Georgia requirements for home inspections including the Georgia Trade practice act (Chapter 3, Title 8) enacted in 1994 that establishes a required standard of care for home inspections. Your home inspector certification will inlude a cerficate from PHII with your certification number so that realtors and clients know that you are a qualified home inspector.

Additional Steps to Advance Your Georgia Home Inspection Career

1) Join a Professional Home Inspector Association. PHII pays for your first year of membership in the North American Association of Home Inspectors (AHI). Many states also have their own home inspector associations, such as the Georgia Association of Home Inspectors (GAHI) you can join for networking opportunities.

2) Pass the National Home Inspector Examination (NHIE). PHII's training fully prepares you. Passing the NHIE will help you stand out as a trusted industry expert in Georgia. The NHIE is a challenging 200-question proctored exam that is required by some states. Veterans are eligible for reimbursement through the GI Bill.

3) Join a Multi-Inspector Company in Georgia to gain experience, or start your own business. Established home inspection companies in Georgia are always looking for new home inspectors to work for them. Businesses provide benefits, professional insurance and home inspection scheduling.

4) Register Your Own Business in Georgia and obtain general liability insurance and/or errors and omissions (E&O) insurance.
