Alberta Home Inspection Certification Requirements
There is currently no state licensing required to become a home inspector in Alberta. However, home inspectors must follow laws related to the profession such as contracts and fair trade practices.

PHII's online home inspection training is approved for your Alberta home inspector licence. PHII is also accredited by the Canadian National Home Inspector Certification Council (NHICC) for credit towards its National Home Inspector (NHI) designation. To become a licensed home inspector in Alberta, the inspector must
Proof of education from an approved provider
Proof of satisfactory completion of a test inspection supervised by a Certified Master Inspector (CMI) or a Registered Home Inspector (RHI)

ONLINE COURSES (204.5 hours)
Our approved Alberta course package includes basic and advanced home inspection training plus additional training courses in defect recognition, environmental hazards, house framing, manufactured homes, weatherization and insulation remediation. All of these courses are completed online.
PROCTORED FINAL EXAMS
The student then arranges to take a proctored Final Exam to complete his/her approved training. (All required information and forms are provided to the student to give to the proctor). When the student passes, PHII will issue a certificate of completion that is approved by Alberta, that the student will include with his/her license application.
Note: The student is responsible for paying a separate fee set by the proctor.
The exam has three components: an oral exam, on-site inspection and report review. The instructor will evaluate and provide feedback to the student at the completion of all components of the practical exam.
PHII's 2 day live training lab begins with a review of major home systems and common defects. After this review, lab participants go out to and conduct actual, hands-on inspections on three homes. They each keep their own notes for use in the reporting section of the training lab. Upon completion of the inspections, participants return to the training facility and draft three inspection reports based on what they have observed. These reports are discussed openly, allowing the students to learn from each other.
Note: The student is responsible for travel and lodging expenses to attend the lab. The lab is currently only available in our home office in Madison, South Dakota in the United States.
PEER-REVIEWED TEST INSPECTION
The student arranges a test inspection supervised by a Certified Master Inspector (CMI) or a Registered Home Inspector (RHI) inspector who will evaluate the student's home inspection report. Upon successful completion of the Test Inspection, the supervising inspector will sign Alberta's "Proof of Completion of a Test Inspection" form that the student will also include with his/her license application.
Note: The student is responsible for paying a separate fee set by the reviewing inspector.
Home inspections in Canada follow the same national standards of practice as in the United States. Canadian inspectors also receive free membership in NSHI.
