Texas Home Inspector License Requirements

The home inspection profession is regulated in Texas and requires a license. Texas requires new home inspectors to complete several steps before applying for a home inspector license. Follow the path below to become a licensed home inspector in Texas.

Home Inspection is a licensed profession in Texas. PHII training is currently not approved in Texas.

Apprentice Inspector Application:
1. Citizen of the United States or a lawfully admitted alien
2. Resident of Texas at the time application is filed
3. Sponsored by a licensed Professional Inspector who is eligible to sponsor
4. At least 18 years of age
5. Passed a Background Investigation through DPS)
6. File the Apprentice Inspector License Application form
7. Provide proof of financial responsibility($100,000 per occurrence)

Real Estate Inspector Application:
1. Citizen of the United States or a lawfully admitted alien
2. At least 18 years of age
3. Background Investigation through DPS
4. Must be sponsored by a licensed Professional Inspector who must provide indirect supervision for all inspections performed by the Real Estate Inspector, OR complete the requirements below.

Education and Experience Requirements:
154 hours of approved education (6 required education modules* with 6 proctored final exams)
40 hours of Texas practicum (field training).
At least 20 hours of the Texas practicum (5 home inspections) must be supervised by a Texas home inspector who has been licensed at least 5 years with at least 200 inspections, OR 3 years of experience in teaching or sponsoring trainees or inspectors. You may choose any qualified home inspector. Many Texas home inspectors are offering this service for a fee.

*The 154 Hours of qualifying courses are as follows:
Property and Building Inspection I (40 hours)
Property and Building Inspection II (40 hours)
Analysis of Findings and Reporting (20 hours)
Texas Law (20 hours)
Texas Standards of Practice Module (24 Hours)
Business Operations and Professional Responsibilities (10 Hours)

Texas Practicum (40 hours)
A minimum of 20 of the 40 hours of field training must occur with a supervising home inspector (5 inspections)

194 hours total instruction is required.
