The Iowa Home Inspection Accountability Act (SF460) effective July 1, 2025, requires home inspectors to:

  1. Become a full member of a national, non-profit home inspection association that requires 100-inspections for full membership. (PHII pays for your first year of membership in the North American Association of Home Inspectors)
  2. Pass an examination that demonstrates knowledge of home inspection procedures
  3. Comply with the non-profit association's code of conduct and education policy
  4. Complete continuing education requirements as a part of association membership
  5. Maintain errors and omissions, and general liability insurance
  6. Provide a free copy of the home inspection report to the property seller, upon request
  7. Not perform repairs on a house that you inspected within the previous 12 months
  8. Include certain disclaimers in the home inspection report as specified by SF460

This allows an individual to gain home inspection experience either by working for a home inspector who signs off on reports, or by completing parallel inspections where a person completes a report to gain experience. Parallel inspections are also referred to as shadowing or ride-alongs. Some home inspectors will provide this mentoring service for a fee. You are responsible for acquiring this experience and maintaining a log of inspections.
