Iowa Rules & Regulations

The Iowa Home Inspection Accountability Act (SF460) effective July 1, 2025, requires home inspectors to:
  1. Become a full member of a national, non-profit home inspection association that requires more than 100 inspections for full membership. (PHII pays for your first year of membership in the North American Association of Home Inspectors)
  2. Pass an examination that demonstrates knowledge of home inspection procedures
  3. Comply with the non-profit association's code of conduct and education policy
  4. Complete continuing education requirements as a part of association membership
  5. Maintain errors and omissions, and general liability insurance
  6. Provide a free copy of the home inspection report to the property seller, upon request
  7. Not perform repairs on a house that you inspected within the previous 12 months
  8. Include certain statements in the home inspection report as specified by SF460

Iowa home inspectors must comply with the Iowa Home Inspection Accountability Act, SF460. PHII's online home inspection certification course, which includes a free non-profit association membership, meets Iowa requirements for home inspectors.

After completing the PHII course, you will receive a free one-year membership in the North American Association of Home Inspectors (AHI). AHI is a national non-profit home inspector association compliant in Iowa. When you have completed your inspection experience log (100+ addresses of inspections you've performed or participated in), AHI will issue a Full Member Letter of Compliance, which you can show to clients and realtors to demonstrate that you are an Iowa-compliant home inspector.

A common question asked is how to get your first 100 inspections needed for full membership in a non-profit association? Iowa's definition of a home inspector includes a person supervised by a member in good standing of a national home inspector association who agrees to be responsible for the contents of any home inspection report produced by the person.

This allows an individual to gain home inspection experience either by working for a home inspector who signs off on reports, or by completing parallel inspections where a person completes a report to gain experience. Parallel inspections are also referred to as shadowing or ride-alongs. Some home inspectors will provide this mentoring service for a fee. You are responsible for acquiring this experience and maintaining a log of inspections.

Additional Steps to Advance Your Iowa Home Inspection Career

1) Pass the National Home Inspector Examination (NHIE). PHII's training fully prepares you. Passing the NHIE will help you stand out as a trusted industry expert in Iowa. The NHIE is a challenging 200-question proctored exam that is required by some states. Veterans are eligible for reimbursement through the GI Bill.

2) Join a Multi-Inspector Company in Iowa to gain experience, or start your own business. Established home inspection companies in Iowa are always looking for new home inspectors to work for them. Businesses provide benefits, professional insurance and home inspection scheduling.

3) Register Your Own Business in Iowa and meet state requirements. Home inspector insurance policies are affordable and will protect you against career-ending lawsuits. Build your own home inspection business in Iowa and enjoy the success that follows!
